Came home from the hunting trip last night. Water all over the garage 8O

I've traced it to the hot water heater which is about five years old. I can't recall the brand or whatever, but shouldn't these last a little longer than five years?

I'm still getting hot water, but suspect I need to replace it. Any assistance on brand, etc. will be greatly appreciated! :)

What kind of system do you have, on demand or tank?

Convert to a Aquastar or Bosch tankless system. First off you'll never run out of hot water second your only heating water when your using it. They are slightly more than a tank $350 or so for a high efficiency 40 gallon vs 500-600 for the tankless.

For one thing you will never have to worry about a tankless blowing out and warping you beloved beretta stock or submerging your pretty little Rolex.

The only drawback to spending the extra $$$ on tankless is that I'll probably sell this place in the next 12-18 months.

My $.02 on demand is they can't keep up if you need a lot of hot water. But the only one I have actually experienced was a few years ago and may have been before they got the kinks worked out.

ON brands, I have a Ruud (gas of course), el prez and it work great.

Then bet a cheap tank, but the tankless is a good selling point and you'll get it back when you sell.

I am putting a tankless in our house on the Chesapeake--it has a very, very shallow well and hard water. We cut the water in the winter and scale calcifies on the electric elements. Have to replace both elements every other year.

Ruud is good. You have a good point about the hot water usage the newer models produce a minimum of 8 gallons a minute but thats dependent on the supply temp. Here in the cold ass state our groundwater averages 50ish I'm not too sure what it is in the south.

Yeah, go with the tankless.

Japan uses mainly tankless water heaters. Hot water on demand, and you never run out of hot water.

One of the Japanese companies sells them in the U.S. I think they call them Norits or Noritz.

(pause while I google search).

Found it.

The Home Depot installer is coming today. The house will be up for sale next year, so I bought one that will suffice for the time being. $425 installed

I wouldn't cry too much--$425 installed for a (?) 40 gal water heater don't sound too bad to me.

40 gallon electric....that's exactly what I had put in. Turned out to be a little more ($500) as new building codes necessitated an "expansion tank" and some kind of device (basically a thick wire) that is supposed to curb static between the hot and the cold water lines :?

All is back to normal
